Driveways, Landscaping and Drainage
An update on the current plans
After seeing the partly-completed new driveway in
the southeast corner of our lot, several members have asked the Building
Committee about plans to finish the driveways and landscaping. While these
plans depend to some extent on City of Dallas requirements for a temporary
Certificate of Occupancy (CO) allowing Northaven to move into the new building,
current plans are:
- Upon completion of the new building by the general
contractor and issuance of a temporary Certificate of Occupancy (CO), the church
and Co-op School plan to move into the new space starting October
28;
- The general contractor will demolish the old
building immediately after asbestos removal is finished, complete the new
driveway along the south side of the lot, and vacate the premises;
- The existing playground fence will be moved
temporarily before demolition of the old building, and a new playground fence
will be built during landscaping;
- Another contractor will finish grading the area and
construct an additional driveway along the east and north sides of the new
building, with 50 new parking spaces and an exit along Northaven Road. The east
(front) driveway will be connected to the recently built southeast driveway with
exit onto Preston Road, and additional site lighting towers will be
constructed;
- After these new driveways are built, the lot will be
landscaped and a new irrigation system installed. Rye grass will be sown this
Fall in bare earth areas, and replaced with Bermuda grass next
Spring;
- A final CO will be obtained from the City of Dallas
after the above work is completed.
For timing and budget reasons, the Building
Committee decided to complete the site work outlined above outside the general
construction contract. Final grading, driveways, landscaping and irrigation
should be accomplished late this Fall/Winter after the general contractor has
moved off the site. Water drainage along Preston Road and Northaven Road may be
a temporary problem, i.e., you may see some water standing after heavy rain
until grading for the new driveways is finished. After this grading is done,
the drainage problem should be mitigated. Landscaping will include rock splash
pads for roof drainage off the scuppers around the new sanctuary and west side
of the education building.
Nan Arnold
(Northaven and BC member, landscaping consultant) and Tom Jones (Co-op parent,
civil engineer on this project) will be coordinating the above work with various
contractors.
